What Are the Three Rs of Commercial Roofing?

Repair

This includes minor damage like loose flashings or dents or punctures on isolated areas of the roof. This kind of roofing work helps to extend the lifespan of your roofing system and prevent further damage from growing worse.

Restoration

A roof restoration is performed when your commercial roofing system is showing signs of age, but is not damaged enough to warrant a total replacement. This allows you to save time and money from an early roof replacement. To determine if it needs to be restored, your roofing contractor will utilize state-of-the-art technology that provides a clear picture of the roof’s current condition. If your contractors find your roof does not have wet insulation, they will likely perform a roof restoration. 

Replacement

A roof replacement is the last resort and should only be done if repair and restoration won’t suffice. This involves the complete removal of your old commercial roofing system and replacing it with a new one. Roof replacement is usually considered if the roof is suffering from major roof damage such as multiple leaks, moss growth, or moisture damage in the deck or insulation.
