Key Things to Consider When Planning a Commercial Roof Replacement

Are you looking for the right material for your commercial roof replacement? There are many options to choose from. To help you choose the product that best suits your needs and budget, Done-Right Roofing & Sheet Metal Ltd. shares key factors to consider:

Type of Commercial Facility

Different flat roofing systems are made for specific types of facilities. Your unique needs depend largely on the type of building. For instance, a manufacturing facility will require a different type of roofing system than a warehouse that’s used for storing products. Specific flat roofing systems may be recommended if you have an office or retail building.

Maintenance Schedule

One way to maximize the longevity of your new roof is to prioritize routine maintenance. You can choose to take care of the cleaning and maintenance yourself or with your staff, but most warranties require a certified commercial roofer to inspect your roof once a year. Professional maintenance checks are also recommended if your property has recently experienced a severe storm event.

Common Commercial Roofing Types

  • Modified Bitumen – Also known as “mod bit” systems, they’re factory-fabricated layers of asphalt. They’re “modified” using a rubber or plastic ingredient and other reinforcement materials to increase their strength, flexibility and stability.
  • Low-Slope Metal Roofing – Modern low slope metal roofs are made from corrugated galvanized steel, which is a type of metal sheet that’s coated with zinc. Copper, aluminum, stainless steel and tin are also popular materials used in commercial roofing applications. While the upfront costs for low-slope metal roofs are higher than other commercial roofing systems, they offer better longevity, durability and heat resistance.
  • Asphalt-Based Roofing – Despite the thick and messy application process, this type of roofing is still a popular option for commercial roofing systems. It’s also popular due to its longevity and durability, lasting around 50 years with regular maintenance.
  • Single-Ply Roofing – These are normally easier to install than asphalt-based roofing systems. Also known as TPO, PVC and EPDM, single-ply roofing systems are recommended for structures that don’t normally see a lot of human traffic, which include office buildings and warehouses.
