4 Ways to Take Care of Your Roof This Spring

Regular maintenance is key to protecting your roof and preventing costly damage. Scheduling professional inspections at least twice a year can help ensure your roof remains in good shape.

1. Document any damage.

Take a good look at your roof. After a change in season, it makes perfect sense to check your roof for any broken shingles or mold growth. If you have recently experienced a storm, you should take advantage of your homeowners insurance to help cover the costs of repairing roof damage. When filing an insurance claim, make sure you have the damage documented through pictures or videos as these will strengthen your claim.

  • Fascia. This part is the vertical band under the roof’s edge that forms the outer surface. It needs to be checked and maintained regularly to prevent damage that could affect your gutter system.
  • Roof valley. This is the part of your roof where two downward-sloping roof planes meet. Water runoff is channeled through this area before flowing through the gutters and away from your home. Ensure that this material is installed over the valley to effectively prevent water from seeping into the roof’s inner layers.
  • Ridge vents. These are air exhaust vents lodged at the roof’s peak. Since they contribute to proper roof ventilation, it’s important not to neglect them during maintenance.
  • Shingles. High winds can loosen or blow your roof shingles off. During extreme weather events, hailstones can also damage them upon impact, while blistering heat can cause them to become dry and brittle over time. Leaks will likely form when the shingles are compromised.

2. Schedule a roof inspection.

Roof inspections are best done during spring and fall. The spring inspection allows you to identify damage your roof sustained over the winter, and the fall inspection ensures your roof is in its best shape going into the next winter. The fall inspection also allows you to check for any damage that the summer heat or storms may have caused. 

During these inspections, pay close attention to the state of your shingles, flashing and gutters. Don’t forget to check the protrusions as well. Schedule essential repairs immediately to prevent roofing issues from building up.

Since it prevents warm, stale air from getting trapped in your attic and transferring into your indoor spaces, your HVAC system won’t need to work hard to maintain your desired temperature.
